Of course, none of these aforementioned elements mean anything if a realtor can’t put them into action in the form of a cohesive, solidified plan. It’s a fusion of clients’ cooperation and my expertise in the sales process that enables me to sell a home quickly, smoothly and at the best price possible, and this all comes to realization in the following action plan, broken down amongst three major approaches.


In the pre-launch stage, I pour all my efforts into:

• Establishing a list price
• Signing listing documents
• Completing seller “homework”
• Staging/de-cluttering the home
• Scheduling professional photography sessions
• Scheduling video and drone work (if applicable)
• Developing a features sheet
• Installing a front door lockbox
• Installing “For Sale” signage
• Implementing Facebook and Instagram ads
• Graphic design of flyer(s)

MLS Launch

At this stage, I ensure:

• Your listing appears on RMLS
• All online information is audited
• A broker’s tour is scheduled
• A MEGA “Open House” is scheduled
• Direct mail and door hangars are prepared
• Prospective buyer emails are blasted
• Reverse prospecting takes place in MLS
• Feedback is provided through Showing Suite

Contract Stage

In this final part, I make sure that the “i’s” are dotted and the “T’s” are crossed; in other words, I ensure that:

• All offers are received
• All offers are negotiated exhaustively
• The right offer is accepted
• Inspections and disclosures are completed and negotiated
• Appraisals are completed
• Contingencies are removed
• The property closes
• Zillow review is written and friends/family are referred
